St Modwen, in its present form, was created in April 1986 and is now the UK’s leading regeneration specialist operating through a network of regional offices in all sectors of the property industry. These regional offices enable the company to understand local needs and to exercise on the spot control. We work in partnership with private and public sector organisations, continually mindful of the impact of our developments on the communities in which we operate.
St Modwen focuses on four particular areas of specialisation:-
St Modwen has substantial experience in revitalising town centres to accommodate new trends in town centre living, shopping and to bring back community and business uses into these centres. We are currently engaged on a number of such schemes, including major projects at Edmonton Green, Farnborough, Skelmersdale and Wembley.

St Modwen is one of the UK's leading experts in the large-scale renewal of brownfield (previously developed) land. The company has huge experience in the remediation, remodelling, infrastructuring and redevelopment of such sites, having reclaimed hundreds of acres of brownfield land for both residential and commercial use. Current projects include the massive Llanwern (former steelworks) and Avonmouth (former zinc smelter) sites.
Trentham Gardens
Edmonton Green Shopping Centre
St Modwen has established joint ventures with companies such as Alstom, Corus, Goodyear and Ford to undertake the redevelopment of numerous former employment complexes, often through innovative sale and leaseback arrangements which provide the required flexibility for the landowner.
Avonmouth Demolition
The company has applied similar skills to a number of heritage, leisure-related projects. In these projects, an enabling commercial development finances an otherwise non-viable heritage restoration scheme. Two such schemes currently being undertaken are: the £100 million transformation of Trentham Gardens at Stoke on Trent into a major leisure and commercial visitor attraction; and a similar project at Dudley in the West Midlands, which will incorporate the existing zoo and medieval castle into a new visitor attraction.
